Our previous student project Phoenix (completion August 2018) has been sold out – months before we expected it to be. We love to introduce a new student project in Liverpool: Aura. The first phase (completion August 2018) is already sold out and today the sale of Phase II has been launched of this large student project (completion August 2019).

Liverpool has no less then 5 universities within 2.5 km from each other with the University of Liverpool as most famous among them. The universities count around 70.000 students, growing with 5% annually. The rich of this world love to see their offspring study in UK and they are quietly helped by a cheap Pound. As only 20.000 flats are available for these students, rental prices keep rising. The 3 pahses of the Aura project will add 1007 units to the stock in Liverpool.

Walking Distance

Elliot, the developer of this project has brought its longstanding experience in dozens of projects (among which our Wolstenholme project). market leader in house management Urban Bubble – also the rental agency of Wolstenholme will manage the building and will search students for the owners who do not want to place their own offspring into the apartment. Urban Bubble assures 8.5% net rental income (after all costs). As this is technically “commercial real estate”, there is no stamp duty involved.

Payment is done with 25% at signature, 25% at structural finish and 50 at completion (August 2019).

 

Given the strong developer, the excellent leasing company and the high returns of 8.5%, few student projects would beat Aura.
